Tech companies grow faster than most other tenants. We first worked with Plancraft when the team was still sitting in a site container; back then it was about 200 m². Then it became 900 m², today it is around 3,300 m², all in less than three years. So there is hardly a typical size, but there are typical requirements.
What matters
- Plan for growth without renting empty space. Tech teams often grow faster than the space they rent, but they also work remotely a lot. What matters is how many days a week the office is actually used. Options on neighbouring space help more than a big buffer from day one.
- Everyone on one floor. For collaboration, contiguous space counts for more than the address. Ubilabs has around 70 people on one floor of the Bieberhaus. For that we also looked at spaces that were not advertised anywhere.
- You plan with a ratio. Hybrid is the norm. Surecomp designed its new space for around 80 % of its workforce. At exmox, everything on one level, growth to 200 workstations and a hybrid concept were at the top of the list.
- Transport is recruiting. If you want to attract developers from all over Hamburg, you need an S-Bahn or U-Bahn station at the door. That is why Ubilabs chose a location right by Hamburg Hauptbahnhof. If the journey is a hassle, people stay at home.
- The kitchen is the most important room. New ideas rarely come out of the next video call; they come where people talk about what they are working on. The kitchen is where everyone meets, whatever their department. At Forto it is the meeting point for the whole floor.

How large are offices for tech companies?
That is hard to put a number on, because the teams grow so quickly. The tech mandates we show here as examples ranged from 500 to 1,250 m²; Plancraft grew from 200 to around 3,300 m² in less than three years.
Does the technology in the building still matter?
Yes. Fibre connections and dedicated lines are in every brief we receive from tech clients.
Do tech companies prefer flexible leases?
Many ask for it. In the end it usually comes down to at least five years, because the requirements are so individual that they do not fit into any ready-made box.
