Agencies want an office that shows how they work. Most of those we advise need between 200 and 2,000 m² and rarely want to pay more than 25.00 €/m². Exactly this kind of space with character is scarce in Hamburg, especially in central locations, and the good ones almost always attract several interested parties.
What matters
- The location is part of the brand. Where you are based is a deciding factor for applicants.
- Character beats representation. Loft, brick, high ceilings, an open kitchen. This kind of building barely exists in the city centre: Altstadt and Neustadt have few lofts, and rents are higher than in Ottensen.
- Smaller, but better. Since home office became normal, many agencies have deliberately downsized and put the savings into the quality of the space. AHOII did exactly that and moved into the Lofthouse in Ottensen after two viewings. We have just advised brand eins on a move for the second time, this time into a smaller space.
- Acoustics are underestimated. Open plan and calls with clients do not mix well. Quiet rooms belong in the plan from the start.
- Getting out of the old lease. If you want to leave a running lease early, you need a replacement tenant. We help find one. For Crowdmedia we found the new space for 20 people and re-let the old one at the same time.
Where it fits
- Ottensen: Hamburg's agency quarter: brick courtyards, former factories, with its own S-Bahn station since 2023.
- St. Pauli and Sternschanze: Hamburg's creative axis. Here the address is part of the brand.
- Altona: For agencies from 500 m², from simple existing buildings to new builds on the water.
Altstadt and Neustadt are a less common fit: few lofts, higher rents. More on this in the guides to Altstadt and Neustadt.

Agencies usually want more flexibility than, say, law firms or auditors. In the end, though, quality and location beat the term, not least because desirable spaces almost always have competing interested parties.
