What we look out for at this size

  1. Working model first, then space. Desk sharing reduces the number of desks, not the space per desk. With a ratio of 0.8 you need 16 desks for 20 people. In team offices that is 60 to 72 m² less lettable area.
  2. Plan growth honestly. For most teams a growth reserve of 15 to 25 % is a sensible frame, so three to five desks for 20 people. If you add more just in case, you pay for empty square metres for the whole term.
  3. You rent more than you use on your own. Around 99 % of Hamburg office space is measured under the German gif standard. The lettable area includes a share of stairwell, lift lobbies and entrance, usually 5 to 15 %. Our planning values already include it. If you calculate with office space only, you underestimate the rent by exactly that share.
  4. Negotiating pays at this size too. For a new lease, the cost over the term ends up 8 to 10 per cent below the landlord's first offer on average. That applies to 300 m² just as much as to 3,000 m².
