What we look out for at this size

  1. The fit-out budget is the biggest lever. Depending on quality, year of construction and building services, it ranges from 150 to 500 €/m². For 800 m² that is 120,000 to 400,000 € which the landlord pays or does not. It is the largest single item and the one raised least often.
  2. Do not wave through indexation. A consumer price index clause without threshold and cap costs more over ten years than any discount you negotiate on the rent.
  3. Secure growth in the lease. An option to expand into neighbouring space gives you room without paying from day one for desks nobody needs yet.
  4. Plan for the fit-out. With a tenant fit-out, several more months pass between signing and the first working day. Count back from the date you have to leave your current office.
