What matters

  1. Clients see your office. Reception, meeting rooms and address are part of the service. What appears in almost every brief we receive: a reception, a large kitchen and space for meetings and events.
  2. Private offices cost space. At around 20 m² per person, a law firm of 30 people needs about 600 m². A team in an open layout would manage with 360 to 450 m².
  3. Confidentiality is a building requirement. Sound insulation between offices and separate routes for clients and team belong in the requirements before the first viewing.
  4. The best spaces rarely reach the market. Gleiss Lutz leased around 2,500 m² on Neuer Wall before the space was ever advertised. It took eleven months of negotiation until signing.
  5. Not every firm needs the city centre. If you have few client visits, you save considerably outside the centre. The tax advisers Tietge deliberately chose not to be in the core and are now based in Wandsbek.

Where it fits

  • Altstadt: Law firms, auditors, tax advisers. From just under 80 m² to 3,800 m² in one piece.
  • Neustadt: Neuer Wall and Gänsemarkt. Small units are available here as well as large ones above 1,000 m².
  • HafenCity: For consultancies with client meetings and international offices.
  • Rotherbaum and Harvestehude: Commercial law firms, notaries, family offices, mostly 100 to 500 m².
  • Eppendorf and Winterhude: Quiet and solid, for tax advisers and law firms with regular clients.
