If you rent here, you almost always rent a new build: modern building services, good energy figures, floor space that can be subdivided without compromise. That is the reason for the prices and, at the same time, the best argument in their favour.

What HafenCity lacks is an established neighbourhood. After office hours and at weekends it empties out, period charm is nowhere to be found, and there is hardly anything below 150 m². If you can live with that, you get the technically best office space in the city here, along with an address that works in your favour in conversations with clients.
Who is a good fit for HafenCity?
Consultancies with client meetings, financial services providers, international offices, tech companies in contact with investors. The spaces we have here range from part-floor units to entire floors; the current range is shown at the top of the tile. For teams of around 30 people and above, the choice is widest.
Less of a fit
Anyone looking for an affordable first space, wanting a period building, or with a team that mostly commutes in from the west of Hamburg. Below 150 m² there is almost nothing available here.

The case for HafenCity
- Technically the most modern stock in the city Almost everything was built after 2010. Ventilation, cooling, energy ratings and connections are at a standard you will not get in a period building.
- An address that works for you in the meeting For investors, international clients and mandates with representational requirements, HafenCity is an argument you do not need to explain.
- Fit-out budget is standard here Because the buildings compete with one another, a contribution towards the tenant fit-out is part of the usual negotiation package in this location.
- Large contiguous spaces If you need 1,000 m² or more on a single floor, you are more likely to find it here than in any other city-centre quarter.
What to consider
- City-centre price levels, without the selection At the lower end, HafenCity stops where other locations begin. For a tight budget, it is the wrong district.
- Little happens in the evenings and on Sundays If you are looking for an area where something is still going on after work, this is not the place for you.
- Small units are scarce There is almost nothing available below 150 m². For teams of fewer than ten people, it is worth looking at the Altstadt or St. Georg.
- Parking spaces scarce and expensive Underground parking spaces are negotiated separately and are one of the most expensive items in the contract here.
