What we look out for at this size

  1. Commute first, district second. Because you will find something almost anywhere at this size, the location is decided by your team, not by supply. Look first at where your people live and how they get to the office. The districts follow from that.
  2. Do not start too early. If you look for 150 m² eighteen months ahead, you will not see most of the options yet, simply because the current tenants have not given notice. If you only start three months before your lease ends, you negotiate from weakness. The landlord knows you have to move.
  3. Include service charges. Service charges average 4.50 €/m². For 150 m² that is around 675 € a month, plus electricity, cleaning and parking.
  4. Check flexible terms. 2 of the available spaces of this size are sublet space with a shorter term. If you do not yet know what your team will look like in two years, that can be the better choice than a long lease.
