District guide · Underestimated, and bigger than its reputation

Rent an office in Eppendorf · Winterhude.

Pros & cons

What Eppendorf · Winterhude really is like.

The case for Eppendorf · Winterhude

  • Many of your staff already live here anyway Hamburg's north is densely populated with exactly the qualifications companies compete for. Short commutes are a retention argument.
  • Bigger than you think The image of a small-scale period-building district is misleading. Commercial courtyards and converted industrial premises here offer spaces of over 3,500 m².
  • Quiet without looking expensive The address signals solidity rather than prestige. For medical practices, law firms and consultancies with an established client base, that is often exactly right.
  • Stadtpark and Alster as break-time space Stadtpark, at around 148 hectares Hamburg's largest inner-city green space, is located right next door.

What to consider

  • No S-Bahn in the district The U1 and U3 lines cover Hamburg well, but commuters from the surrounding area have to change at least once. The nearest S-Bahn stop is Barmbek.
  • Residents' parking almost everywhere Parking spaces need to be part of the contract negotiations in this location, otherwise you won't get any.
  • Period buildings come with period-building issues Lifts, staircases, connections and sound insulation vary considerably from case to case in the Gründerzeit buildings.
  • Lunch only along the main axes Eppendorfer Landstraße and Mühlenkamp are well served. Two side streets away, provision thins out.
