Rent an office in Altstadt.
The Altstadt is Hamburg's oldest business district and still its densest. Kontorhausviertel, Rathausmarkt, Mönckebergstraße, Alsterfleet. Between the building at Rödingsmarkt and the address on Mönckebergstraße lie two minutes on foot and a difference of more than €20/m².
Market range for the submarket. Our own listings in Altstadt currently sit between 12.00 and 39.00 €/sqm, median 23.50 €/sqm.
Altstadt at a glance
For tenants, that is the real message: hardly any other district covers such a range of price brackets and floor areas. From just under 80 m² for two solicitors to 3.800 m² in one contiguous unit, everything is represented here. If you know where you can compromise, you will almost always find something in the Altstadt.
Who is a good fit for Altstadt?
Law firms, auditors, tax advisers, classic B2B consultancies, mid-sized companies with client traffic. The range here is wider than in any other city-centre quarter: from just under 80 m² for two to three people up to 3,800 m² in a single unit.
Less of a fit
Creatives looking for a loft. If you want quiet surroundings for your lunch break, the area around Mönckebergstraße is the wrong choice.

What Altstadt really is like.
The case for Altstadt
- Accessible from anywhere in Hamburg Hauptbahnhof, Jungfernstieg, Rathaus and Mönckebergstraße are all within walking distance. For teams with a high share of commuters, this is the strongest argument.
- The widest range of spaces Small units for two to three people and floors of over 3,000 m² can both be found here in the same district.
- Established clusters Banks, law firms, auditors and consultancies have been based here for decades. Clients expect this address.
- Kontorhäuser with usable floor plans Unlike many older buildings, the Hamburg Kontorhäuser were built for office use. You notice it in the layout.
What to consider
- There is little downward movement The city centre is the most stable submarket in the city. Large concessions are rarer here than in peripheral locations.
- New-build is the exception If you want modern building services without compromise, you will usually end up in the HafenCity after all.
- Mönckebergstraße is a shopping street Day tourism, delivery traffic, little peace and quiet. A few streets further on, none of this is noticeable.
- Empty in the evenings After 7 pm the Altstadt is quiet. If you are looking for after-work qualities, you are better off looking at St. Georg or St. Pauli.
