- Significantly cheaper than west of the Alster Similar quiet, similar quality of building stock, a noticeably lower price level than Harvestehude or Rotherbaum.
- Residential neighbourhood instead of office campus No deserted streets after office hours, no administrative-district atmosphere. For owner-managed companies, often the decisive point.
- Stable neighbourhood Little turnover in the existing stock. Anyone who secures space here is usually settled for a long time.
What to consider
- Very small selection Often only a handful of available spaces in the whole district. If you have a fixed move-in date, you need alternatives.
- Above 600 m² it gets difficult That is the realistic upper limit. If you want to grow to 60 people, factor the move in from the start.
- Only one underground line U3 Mundsburg, plus bus. No S-Bahn, so at least one change for commuters from the surrounding area.
- Little happens after office hours Mundsburg-Center, Hofweg, Papenhuder Straße. If you expect more, you are in the wrong district.
