workin. is Hamburg's AI-native real estate advisor for office space. Three advisors take care of you. Our own system takes care of the rest.
Why did we build it? Advisory work is a matter of time. Anyone looking for space for 80 people needs someone who listens, thinks along and says honestly when a floor plan is no good. That takes time. And for years exactly that time went on admin: maintaining data, editing images, building exposés, writing reports, sorting enquiries.
We decided not to solve the problem with more software, but with a system of our own: workin. OS.
01 What workin. OS does
workin. OS is our CRM, our website, our client portal and our AI back office in one platform. We developed it ourselves because no provider offered the model we wanted.
Inside it, AI assistants work in clearly defined roles. Frida watches which Hamburg companies are growing, moving or letting leases expire. Claudia keeps space data up to date and prepares exposés and owner reports. Merle coordinates the AI workforce and decides when a human has to sign off. Every assistant has a job description, just like an employee. Every one has limits.
The result: 85 percent of our recurring tasks run automatically. By our own calculation, our software costs have fallen by 95 percent. What this looks like in a real mandate is shown by exmox GmbH's lease in the Ajour.
02 What this means for you

03 What we definitely do not do
We do not let AI negotiate with you. We do not send you automatically generated space suggestions that nobody has looked at. We tell you when something was prepared by AI. And we always tell you honestly when an office does not fit, even if we would earn money from it.
