01 The number, and why it differs depending on the source

Depending on the report and the definition used, the prime rent quoted ranges between 33.50 €/m² (conservative: median of the highest lettings, 2025) and 41.00 €/m² (sustainable maximum, Q2 2026), all figures net of service charges, per month. The 41.00 €/m² mark the upper end, and that is exactly where the market currently stands.

02 Why the top end is rising while the market weakens

Half-year take-up, at around 157,000–190,000 m² (depending on the source), was well below the previous year, while the vacancy rate climbed to 6.4–7.2 %. Prime rents are nevertheless rising, because modern space in central locations remains scarce: only just over a quarter of the vacant space is of new-build quality. At Alter Wall, more than € 40.00/m² was achieved for a large letting, and individual deals are reported at up to € 50.00/m².

03 What this means for normal budgets

The top end makes the headlines, not the market: the average rent (across all of Hamburg) is around 22,50 €/m², and entire submarkets start well below that. If you do not need the top new-build segment in the most central city-centre location, you are currently negotiating in a tenant's market, particularly in existing stock.
