Hybrid offices 2026: fewer desks, more rooms

Around a quarter of employees in Germany permanently work partly from home, and that figure has been stable since 2022. What this means for office space.

How does hybrid work change office space requirements?

Companies working in a hybrid mode need fewer conventional desks, but more space for meetings, focused work and informal encounters: the floor area per head falls less than many companies assume; what changes is the layout.

01 The status quo

The ifo Institute measures a 24.4 % share of home working across all employees (August 2025), and Destatis confirms around 25 % for 2025. Among service providers the figure is 35.1 %, and Hamburg is a service city. The frequently invoked "return to the office" does not show up in the data: the rate has been constant for three years.

02 What hybrid does to the floor plan

Cellular offices are calculated at around 20 m² per person, team offices at 15–18, open space at 12–15. With a ratio of 0,8 you need 20 % fewer workstations, with 0,7 it is 30 %. The square metres saved do not simply disappear, though: they move into meeting rooms, focus booths and shared areas. The office becomes smaller and, at the same time, better in quality.

03 What this means for Hamburg tenants

Rising vacancy (7.2%, workin. market report H1 2026) combined with smaller space requirements creates a window for negotiation: those relocating today often rent fewer square metres on better terms and invest the difference in fit-out quality. One important point: measure your own office attendance rate before starting the search for space, not afterwards.
