Between Diebsteich, Mitte Altona and Science City Bahrenfeld, the largest development area in the west of Hamburg is taking shape. What of this is real, what is marketing, and what does it mean for office rents?

Between Diebsteich, Mitte Altona and Science City Bahrenfeld, the largest development area in Hamburg's west is taking shape. What is real are the new long-distance station and the first Science City construction sites; much of the rest remains, for now, a good marketing story with a horizon well beyond 2030. For office tenants, this means: rent comparatively cheaply today and factor in future appreciation.
01 What's being built there
Mitte Altona is one of Hamburg's largest urban development projects at around 29 hectares: the first construction phase (approximately 1,600 flats plus 2.7 hectares of park) is complete, while the second (approximately 1,900 flats plus commercial space) will only begin once Altona's long-distance and regional railway station has moved to Diebsteich. And that is precisely the catch: Deutsche Bahn has postponed the opening of the new station to the end of 2029 (we have all known how scheduling works in Hamburg since the Elbphilharmonie).
02 The science booster next door
Science City is taking shape in Bahrenfeld: the DESY Innovation Factory has been under construction on the DESY campus since the end of 2024. More than 8,500 m² of technology and start-up centre across two sites, with a focus on biotech, nanotech and new materials. The Start-up Labs Bahrenfeld (around 2,600 m² of office and laboratory space) have been occupied since 2021 and are being extended. An ecosystem is emerging here for tech companies of a kind that has not previously existed west of the Alster.

03 What does Altona cost?
The Altona/Ottensen/Bahrenfeld submarket averages around 15,60 €/m². Bahrenfeld ranges between 10,00 and 19,00 €/m², the Altona/St. Pauli submarket between 12,50 and 24,00 €/m² (current market reports, 2025). By comparison: in HafenCity the range starts at 17,00 €/m², which makes the west the price argument for growing teams.
04 An honest assessment
Altona Nord is not yet a tech cluster; the critical mass of office projects depends on the relocation of the station, and that will not happen before the end of 2029 at the earliest. In return, anyone renting now gets terms that are unlikely to be available once the work is complete. Our recommendation: secure locations along the S-Bahn (Holstenstraße, Diebsteich, Bahrenfeld, Ottensen) with a lease term running beyond 2029.
