Briefing

The Quality Group initially sought approx. 500–600 m² of office and laboratory space in order to relocate product development from Elmshorn to Hamburg, plus rooms that suit the brand: fitness, content production, laboratory.

Shortlist

From the Hamburg market, we identified spaces that would allow creative brand-building and laboratory operations at the same time. Ferro22 in Ottensen, a new build in a district shaped by its shipyard and manufacturing heritage, was the right fit from the very first viewing.

Negotiation

Instead of a single unit, all remaining space in the building was negotiated and secured on a long-term basis. That gave the tenant room to grow and the landlord certainty to plan.

Outcome

Instead of the 500 m² originally sought, it became almost 3 500 m²: a fitness area, several social areas with generous kitchens, an influencer area, a podcast studio and a laboratory area, at the same price per head as previously in coworking.
